The people the seller should have this discussion with is the title company and or legal counsel.  

With the run up on RE prices and boom of STRs over last 5ish years people have been led to believe it is easy and leveraging has minimal risk.

That is an option I didn't consider, but if the bridge loan option doesn't pan out I may have to re-visit that option, because the equity agreement takes a huge chunk over time.

I recently came in contact with a RE investor who is farther down the line in his career than I am.

Are you looking to re-rent?

She will soon have her RE license and we will work the business together.  

I'm not sure how I would offer to do a specific job or task when I'm not even sure of the tasks that are typically needed to be done in a RE deal. im not sure if my question makes sense to others but hopefully i could get some advice on how to go about offering my services of time. thanks for you time!

Where I see the biggest pitfall however is, in practice, you may run into trouble with the appraiser on the new property re-fi if you're not doing any improvements.
