Given the lack of activity / buyers in the market at this time with rates, would you reccomend holding and renting it until the market is better to sell in? 

I have a template that I provide and they can either complete the template or just give me their documents and I'll complete the template before prepping the taxes.Self Managed, High Volume, Very Organized - these folks keep up on their activity. 

Because I'm here, active in the market and I do NOT want every fool rushing in and ruining it for me and my clients.    

Ya, just from a quick pull in AirDNA, the Conway market has 1700 active STRs so that's promising.

Cameras are motion-activated, can give you alerts, you can record the video and access it from anywhere, etc.

When you are ready to sell again, you just get the next broker to pick you up and activate your license again. 

Update: I received an e-mail today from Delta updating me on the status - the Lot has been scrapped and several other activities have been completed, so it looks like the project is continuing.

And then your only 10 minutes from Lake Davis which is a high mountain stunning lake for all boating activities  and great trout fishing.

Now many will try and BRRR or rehab properties which you can force appreciation, again not another bad strategy and can lead to better returns but its more active and takes more $ to do.
