I know it's not necessarily clad in stone but things are certainly different. 

How long it takes to be financially ready is different for everyone.

Most do a LLC but again it can be very different - for example I have a C corporation, had a S corp, had a LLC etc. and each one for very unique and different situations. 

Different banks/lenders are going to have marginally different numbers, but as long as you're not getting an exorbitant interest rate, it's going to be more-or-less negligible.

You can add different ways to reach out to improve your conversion for owners you are hitting or you can increase the amount you are sending. 

I have been listening to the podcast for a few months now and watching the "Real Estate for Rookies" YouTube show and I've been learning and also reading different books on real-estate investing.

I’ve read a couple books but I am always willing to learn… Also if you were 21 , what would you have done differently?

On paper it looks good, but the reality is a different story.

The proud property owner/Investor would make a little bit of a difference as they go alone.
