From a macro perspective I could understand the play, but shooting to get solid returns appear to be primarily driven by one's individual research which for me will be limited given my novice exposure to such an industry.

@Bill Gulley might want to comment.If I buy on sub2, the deal has to stand on the current note.If you want to negotiate a short sale on a distressed behind 6+ payments, that is not for the novice and many are denied.

I'll jump in on this one . . . in determining if someone is a novice or experienced, asking them how many deals they have done may not get you the answer you seek, as people often tend to lie when they are inexperienced.
