Lat last year, city council added restrictions that makes it very difficult to buy a property purely as a short-term rental and they grandfathered all the current ones into place.There are a LOT of houses with guest houses / cottages / carriage houses in the back in the downtown and old colorado city area.These are what we have targeted since you seem to get more bang for your buck.

Especially now when NG is trending cheaper and electricity higher.I think you'll have a much harder time renting the units, tenants know it will cost them a lot more money.

@Albert Ng - assuming there was hard money involved, as it likely did, between holding cost of $100K, remodel of $100K, selling cost (realtor fee) of $100K, they need $2.1M ish to break even....So it is likely going to lose money if it sits much longer...

Hey @Nicholas Rella - most likely not, otherwise people would be 1031'ng all of their capital gains indefinitely without reinvesting back into other properties (which is what the government wants real estate investors to do and the whole purpose behind the 1031 program).
