I have deals of all kinds, right now on my last three deals for some weird reason one come from wholesaler, the second from MLS and the third knocking a door.Having a partner in looking for deals is critical so you can brainstorm and make sure that is indeed a good deal.

Omni Key sells mainly single family with some duplexes, and advertises off market deals on new construction and in fill properties.

Mainly for it's re-usability and flexibility.

If you convert a main home to a rental,  you do not get the full $500k exclusion.

There are legal reasons for all of these decisions.
