I believe it to be a little Southern California hidden treasure for cashflow, mainly class C but if you know what you are doing its a really good option to invest locally in CA with decent returns.

It’s a 2/1 main house with an attached 1/1 unit, sitting at roughly 1,800–2,000 sq. ft.

Spend what’s needed to upgrade with reliable mechanical systems, roof that doesn’t leak, remediate all mold; interior design modernized; in other words a place that will attract a higher income no hassle tenant.  

The main thing that pops out at me every month is that less than half of my payment goes to paying the principle down, over half goes to the interest, taxes, and insurance, ect. 

Looking at southern Maine right now, hopefully expanding after we get some momentum.

The city has seen revitalization efforts, especially in neighborhoods like downtown and the Third Ward, attracting new businesses and residents.

The first main purpose of real estate investing(or any other investing) should be the return you are getting.

Your main issues will be eggress, as usual in a basement.
