And of course one of my main business's i providing debt ( in a JV format not a loan format) for flippers and investors so we have no debt on our projects.  

Now my investor network as expanded and the best split I have experienced was 65/35 in my favor but I invested 40% of the cash and created over a million in imputed equity before any investor dollar was raised allowing me to originate a bank loan at 87% LTC.

When this person goes bankrupt in the next recession, this loan will be part of bankruptcy proceedings.

Think of this;  if the buyer can't qualify for a bank loan,,,, why the heck should you stick your head into a note and mortgate noose??   

I have spoken to lenders about traditional financing and also DSCR loans.
