Overall I have been very happy with my LOC because I can pay it off and not have a payment while I am in between deals, instead of a massive infusion of cash, and when it's spent, its spent.

The plan is to use third-party private money for the purchase because the property likely won't appraise close enough to the $275k purchase price to make a conventional loan pencil out very well; that will also allow me to save my own money to pay for design and permitting to redevelop the land.My question is around how best to structure the $275k infusion.

The big items are how cash flow is handled, what happens if/when future capital infusions are needed, what happens if one or two parties want to sell and the others don't, for those actively working the deal: what their compensation is, if any. etc, etc etc.
