SMART tv in the living rooms, basic cable in the bedrooms, gas or charcoal grill, indoor and outdoor manly type of entertainment (poker table, darts, fire pit, horse shoes), and lots and lots of artwork that I can not post a picture of on here without the post being removed.

Then small rooms can be compensated by decent living area (indoors and/or outdoors). 

It has wonderful summers, no alligators, few mosquitoes, no reported hanging chads, and the Kennedys stay indoors.

If I were to do STR, I would consider getting a new hot tub or getting the old one in working order, but I am concerned of the risk it adds to the property from all the moisture since it's indoors. 

He has 3 indoor cats (disclosed 2), 3 outdoor cats (ie feeding strays), the previous property manager did not ask for a security deposit, he works on his two junky cars and dirt bike in the driveway (huge oil stains in front of his garage) and he keeps equally mediocre company (not felons...just drinking, smoking...low class stuff). 

.- After that, it's to the front of the building... there's a few general renovation tasks that I won't bore you with but I will be putting a garage door in the front of the building to make this space indoor car storage for at least fifteen cars... this portion of the building isn't over the basement but I'll wait until a structural engineer gives me the okay before I start this project.- I'll also be putting a front door on that (10 X 10) space when we're adding the garage door to have the option to rent it out but I'm most likely going to keep the space for myself.- Once complete w/ the front of the building I'm likely going to mirror the storage setup onto the other side of the building in the back partition...

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

We've seen $/sqft in the $340+ now versus high $200 late last year/Jan 2021 for 4BR cabins with indoor pools.
