How much less will a potential buyer pay for the house, now that one "bedroom" does not have a closet?

I am in Tampa Florida so the investment market is huge here for both as well. 

House hacking is a great way to get started.

You want to have your financial house in order so you know what you CAN afford and what you SHOULD spend.

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

Have you looked into the markets you want to be in?

Also, I am assuming since you house hacked that you only did 5% down, which then increases your mortgage payments compared to 25% down buyers.

I’m brainstorming ideas on how I can market myself to potential mentors in the STR game in order to gain experience.

They are going to have a pool, possibly hot tub, maybe a snack bar, and be beach front. at least comparing to the PCB market, most houses in comparable prices to condos dont have those things and are not beach front.

The first agent is absolutely certain the house will sell in the high 400’s.
