We own a restaurant building in Downtown Phoenix, and my tenant is having a horrible time with indigence hanging out or parking there at night and leaving dirty diapers and other items.

There are other options like resilient channel when hanging drywall etc. 

The other three are just hanging in between joists.

My advice is to hang in there for a few months until after the back-to-school rush hits.

Identify some sizzle features that are NOT expected in typical rentals in your market and look to add a couple (NOT ALL) and only the ones that are easiest to add (low hanging fruit).

These are still hanging in the window, on most I am seeing they are knocked down on one end, or on the floor in a heap with a curtain rod as if they'd just been pulled down and thrown there.

When you have tenants sign a lease, do you include any rules about what they should hang on the walls?

I have been reluctant to broadcast this information to the note investment community, hoping not to "hang out my dirty laundry" with colleagues or the note investment community.

I did not join as some of the members were not the type I wanted to hang with.. 

All the while the tenant's husband is lobbying HARD for the removal of the only one that might be salvageable because it is hanging over the pool dropping stuff into the pool and causing him work.
