Better yet, accept the fact that there are always going to be the poor, and a good number of these people - especially in class-movable societies like the US - are going to be there because they aren't motivated enough to do anything further.

Purchase price: $325,000 Cash invested: $150,000 This was our first primary home and was converted to rental after living in it for 10 years.

Is there any advice that I could receive in this being my first-real estate investment? 

Given the size of portfolio needed that presses a need for it to be mostly A class assets to mitigate operational weight, so it could push closer to $80m in acquisitions. 

How did you first start working with investors to allow you to raise ~$1-2M?

A few rentals along the way but realistic on returns 5 to 6% for solid A/B class is where we like to be.
