We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.  

If you are financing yourself or using a loan- it is crucial that you complete the project in a timely manner.

So you're not completely anonymous.

Renovations are almost complete and will be looking to rent out a unit.

We usually have inspection clause in our agreements for no more than 10 days after EMD is completed. 

Yep, every deal needs heavy value add, complete re-tenanting or something else to make sense.

But liquid in 30 days sounds like a nice feature.
