And do you have a certain price range in mind and I assume you're good with up to a moderate level of rehab?

Do you have a preferred type of property and price range you're looking for in general (knowing the costs can be different based on they market)?

Financing is important but your realtor will absolutely be the determining factor whether you purchase correctly or not. 

To determine price range, the first step is always figuring our how much you are pre-approved for; and that can vary significantly when you are looking at multi-unit properties because of the additional variable of rental income that can be included in qualifying.

That said, if you have $50k and want to invest out of state, that puts your realistic budget at $150-175k...maybe even a bit less after you factor in closing costs, make ready expenses, and reserves.

Does that factor in both the mortgage, taxes and maintenance? 

Additionally, are there any other factors I should be considering when purchasing a duplex or triplex?

Is it fairly priced for the size, location, quality, and other factors?
