For most people a house hack is a great start. 

At the end of the day we can screen our tenants all we want, but cannot control what people do.  

It is to get you to reduce the amount of time you waste looking at deals and knowing what is good and what isn't good for a deal.You'll also need to know the area comps, are people putting in wood flooring or LVP etc.

.: I just hired an architect to design and plans submit for ADU in my 8 multi unit to use the tuck under parking.Some people say do not try to be the general contractor as it will take way more time, costly mistakes and will be nearly impossible to manage with current work. best to hire a company that will do it all and cost about $250 per square foot.

New realtors, new realty companies, new PMs aren't going to have those established relationships and *no* PMs give up the names of their people to anyone else because getting good people is difficult.

The best way to find an agent with the skill sets you’re looking for is to ask for referrals from people you trust or on places like BP.

You can't really look at the ones the realtors have since they overprice them hard trying to raise the value of stuff, but They are selling for a lot less than people think. 

I am on the other side of the bridge in Virginia - there is a good amount of DC area people here on BP

Much easier for people to use and safer overall.It is shocking to me how many folks can't start a fire.
