You've also got 30k of equity in the property that you created, which you're choosing to leave tied up in exchange for that $100/mo.

Now some choose to do it with TK companies and give up the control factor that you have with your investments.

Also, if you're working with a local bank, theyre likely choosing not to originate  Conventional loans for investment properties and to only offer commercial loans that they hold on their balance sheet, which are subject to their own internal credit policies.

If so, you may choose to simply add it to the lease as being damaged at move-in so the tenant doesn't get charged for it when they leave.

And even if the tenants chooses to stay in your property for 2yrs, the damage they may cause will eat away all of your cash flow and leave you potentially upside down.

So I didn't choose Titan over Solera, I just contacted Titan first, they worked out, and I never even called Solera. 

He leads his first rehab effort (which was also trying as he gets away with stuff that I would not tolerate from a regular protege).  

I'd suggest choosing an area that looks like it has potential and then spend your spare time just driving around.
