We have done the same with ceramic tile and hardwood floors.

Maybe you missed the post earlier today,, the tenant put a nail in the wall,, and broke a tile in the bathtub surround.. nail was pounded right thru the wall... so owner has to fix the ceramic tile now in the bathroom.. just saying stuff happensI'd to the install yourself.

In emergencies I keep a few ceramic room heaters to loan if the CHA unit goes out but haven't used them  as the only heat.

So embrace the pets and ceramic tile everything.

Also make sure you have a scratch resistant FINISH, Aluminium Oxide, Ceramic bead etc.

Ceramic tile in the kitchens/bathrooms if possible (subfloor is level) as they are super durable.

To reduce vacancy, a TK provider could rehab the house to make it look new (new countertops, ceramic tile, new vanities, cabinets, etc), so that it makes your property more attractive to prospective renter instead of a landlord whose home looks like it has not been updated in 20 years. 

He has lower end units with ceramic tile floors and concrete walls so there isn't a whole lot to break anyway.

That's using a GC and not doing much of the work myself (I only do tile work and TV/internet wiring myself), in New Orleans.The finishes are as follows; prefinished real 3/4" hardwood flooring (nail down), solid wood cabinets (flat packs from China), prefab 2CM granite counters (with SS undermount sinks), Frigidaire SS appliances, ceramic tile floors in bathrooms, ceramic tile tub surrounds, basic door hardware, recessed lighting living areas, smooth texture walls, builder grade interior doors and trim (door casing, baseboard and shoe molding only, no crown or window casing), painted hardiplank siding, builder grade vinyl windows, basic roof, fiberglass batt insulation.Our land costs are pretty cheap compared to west coast.
