If you can spend some time browsing MLS to get a feel for product types and pricing, make sure to do separate searches in Residential and Commercial, since smaller multi-residential ends up on both sides of the fence.

I was browsing Zillow and I found what looks to be a great investment property for the area, from what I can tell about 50k below market and needs some updating, but in the description it talks about the pool needing repair.
