I would strongly advise you to find a boutique like fund.

There are all kinds of PMCs and some boutique ones that will do a la cart pricing.

There are only a few smaller boutique motels on the island and in the area so most vacation rental property owners use Airbnb/VRBO to advertise and manage their properties.

Finding the right lender will probably mean to stay away from the big institutions and find something that's more of a boutique brokerage.
