boils down to real estate is a long play and people have tried to turn it into a liquid asset which it is not.

Generally, cost segregation makes more sense on larger assets.  

Most take 6-9 months to find the right asset to buy but occasionally some convert within 90 days.

Fact is, I had some assets but not enough money to invest from a position of strength.
