If you want to name the trust as a beneficiary, contact your IRA custodian for the appropriate form.With respect to the LLC, you will want to consider who would administer the LLC and wind things down on behalf of the trust beneficiary. 

That means whomever has the right to administer the trust has the right to sell the property.

The trust company or Bank that you would be using as the trustee would be much easier to find, and will administer the trust as you would have intend for it to be.I am not saying trust are bad they have their place just like anything else.

Qualified Intermediaries can generally administer 1031 Exchange transactions anywhere in the country, so a QI located in the state that the properties are located in does not really matter.
