Build to rent is a great strategy if you are able to utilize some competitive advantages in your market.

I am glad they realize that I should not be responsible for the cost of a toilet that failed due to a guest accidentally dropping a vape in the toilet and picked up the replacement cost.  

You'll likely have to have your name on title for six months before you can refinance the property.This way, your spouse can pick and choose the type of finishes that your spouse would like and then when you're done finishing the rehab in six months you can get the home refinanced and pay your family member or friend a couple thousand dollars for their willingness to be on the loan.

In my case, I had small bedrooms in a small house and took out the small closets to each of the bedrooms because I needed that space to create a larger bathroom, utility room, and create a hall closet that before did not exist, leaving both bedrooms without a traditional "closet".

The income includes things like late fees, a rented garage, and utilities that are billed back to the tenant.
