@Ryan Dragon, before you sell anything, I would be looking at these supposed "higher cash flowing" properties.  

I have my title agent look into it and found out that they are charging us more than it is supposed to be. the amount increases from 9000 to 13000.

I was contacted by Steven Klaus supposed to be a broker of Skyrocking Capital Solution and he approved loan for  multifamily purchase with 100% financing @6% and requested to send Origination Fee of 2% before the disbursement.

But I'm not the average person so I suppose there is still a need for agents for most.  

I suppose I'm interested in seller financing if we could agree upon a lower interest rate than what I could get through an FHA.

Perhaps they overlooked it - and I hope won’t try to cover for it (which, if the record shows the form went to them, they should come clean to you about.)I can’t imagine that this is different from CA, where each party is supposed to serve the other with documents they file with the court - they can’t just say “Surpruse!”
