In addition to the 7 federal classes, this state adds:Public Assistance (Sec. 8, welfare, SSI, TANF, etc), Sexual Orientation, Gender Identity and Expression (including transgender), Marital Status, Military or Veteran Status, Age (except 55+ communities) and AncestryYou can discriminate against non-protected classes, like illegal drug users - but if it has a disparate impact on a protected class, it still may be subject to challenge.If your unit is not de-leaded, you can still not refuse to rent to a family with kids under 6 years of age.

I am guessing that they will suggest that you require the Tenant to have:- General Liability (1,000,000/occurance)- Umbrella Liability ($1mm or more)- Professional Liabiity ($1mm or more)- Tenants Legal Liability ($500,000 or $1mm)-  Abuse/Molestation covered under the Liability or as a separate limit)- Business Auto Liability ($1mm)- Workers Compensation & employers Liabiltiy- If they paid to make modifications to the property to be able to operate (ie. ramps, special doors, etc.) they may need Additions & Alterations coverage depending on what your lease says on who owns those.They will probably seek to add requirements that shift the burden of Insurance to the tennant for something that you both get drawn into.  

Then, that score "expires" because credit info changes constantly as people use (or abuse) their credit.

Some are extremely vague in the authority they give committees which generally leads to abuse.

That's considered "neglect" or "abuse" and I would seriously consider charging the tenant for at least a portion of the repair.In the future, you should only renew after a complete review of the tenant's payment history, communication, care of the home, etc.

Boeing once had their headquarters in Seattle and determined that because Seattle abused the company by taxation and restrictions, Boeing moved to Chicago claiming that Chicago was the "center" of their market.

There's been a lot of attention recently on a few landlords who were gaming the system and the City's aldermen are cracking down on abuses, but I think that those landlords are more the exception than the rule. 

Not many people would deliberately sabotage their good credit for some quick cash ( except for the substance abusers and identity thieves).

Some of this is a real correction of 4 years of abuse, and some of it is a knee jerk reaction to what has happened in the industry.Two big areas they tend to look at with these new guidelines -- what is happening to other sales in that county and that zip, and AVM's, which rely on county records.

But it also seems like they could be abused when used carelessly.
