I honestly don't think caulking around the sink, paint patches from holes on the dry wall, oil hinges, cleaning and basic maintenance would cost that much.

and patch on the ceiling (HVAC Re-route)- Master Bathroom( plumbing - shower stall not properly installed and leak going down to crawl space, cabinet not secured to the wall, GFCI not grounded, faucet aerator leaking)- Kitchen (damaged vinyl, exhaust not working, very dated kitchen but I think I can salvaged the cabinets and just replace the tile countertops)- Ceiling fans are not operable and missing HVAC registers.- Garage (moisture stains, wall damaged, laundry hose bib leaking), partially converted to a room.

what's the difference between lending club and sites like patch of land besides needing to have a minimum of 5000 to invest and it only being for real estate?

This was around Villanova University and houses there have guests houses that are huge. but this little patch of houses looked pretty sketchy.

For example it's fashionable here to do small patches of the green grass in the front with lots of low water plants around it.
