You will have healing time on your side, so even if you only have to experience some vacancy and drops in rent you will be better off than a flipper with a HML, but timing is still important.Take a guy I heard on a podcast recently.

There are some things that only time (with money) can heal.

It seems to me that property consistently goes up during time, and generally speaking, time heals all wounds?

My wife also wants to be able to start her own Family/Children's camp, where broken family's can come in and restore their faith in God and help them heal.
