The biggest projects were recessing a medicine cabinet, replacing old transformers under cabinet lights, replacing the old carpet in bedrooms with French Oak planks, replaced dated light fixtures in every room, and making the entire home automated and smart (Alexa enabled climate control, blinds, lights, TV, etc.)

For unusual or extreme situations, you would charge the line item price plus your hourly for actual time spent.Individual line items might be window shades, window glass, toilet tank lid, toilet seat, towel rack, door hinge, closet door, outlet/switch, bedroom light, kitchen light, individual bulbs, ceiling fan/light combo, medicine cabinet, repair wall 6", paint touch up per 10' wall, flooring (by type), clogged or slow drain, food disposer, refrigerator bars, drip pans, stove burners, etc.

We wanted to make sure each tenant had their own defined space within the home, so we added 3 section medicine cabinets to both bathrooms, and vanities with 3 drawers and labeled each of them so there was no mistaking what space belonged to what room.

Someone to sign things and take all of the liability away from them, while having absolutely NO say or control (autonomy) to change ANY of it.At this point, I am working fulltime in locums medicine (that means I travel to communities who desperately need my help), while spending my evenings working 2 fun little direct sales businesses (to learn how to market and sell, since I have no experience), finishing my real estate course for this new state (in case we stay longer than anticipated AND because more knowledge is ALWAYS better), AND working on an master's level certificate in Financial Planning (so I can get a much better understanding of the "business world" before committing to something as pricey as a MBA (I have enough debt already!)
