Right now in DFW area it is probably cheaper to rent then to buy. 

Dover is a very up-and-coming area, the town is investing in creating a River Walk with restaurants, bars, etc. that have outdoor seating. 

If you're talking about building an interior wall to create a bedroom, this could work so long as you aren't significantly reducing living space compared to the competitive rentals. 3 bedrooms with a tiny living area could cause problems.

This is not the case for the majority of metro areas across the US.In less hyperbolic markets there wasn’t an intense amount of speculation so operators didn’t pay high and are weathering the storm on interest rate resets and are finding a way to refinance Deals with maturity walls.I am finding that a lot of killer deals with my clients are happening in the sub 50 unit deal space for those who need to sell, because there’s much less competition in a chase for yield.  

IF you can't find information for your local area from a reliable source (ie government) that you are comfortable following, hire an attorney who does evictions.

I am completing my due diligence on a possible motel purchase in the Lake George/Lake Luzerne area. 

More properties using this concept would help in areas wit out a lot of affordable rentals.
