We purchased a frame duplex in Winter Garden, FL with a UPB of 100,000.00 for $8400.00.  

I mainly want the suburbs of Wayne County( Redford, Livonia, Garden City, etc) but won't turn down Detroit properties in well maintained neighborhoods at a good price point.

So your side of town, Westland, Garden City would be solid.

The new tenant looks like a long timer as well, having already put in a garden and is doing extensive landscaping.

I have property in Santa Ana, Garden Grove and West Covina, but my wife just loves the ocean.

There is more of a draw with having an international airport, NHL/MLB/NFL, Busch Gardens, Urban as well as coastal options etc. 

The Garden State group meets once a month in Summit, NJ and there is also a meetup in NYC.

I also did a flip in Pearl City - I think it was Waiau Gardens - where the LH owner was behind in his lease rent (or mortgage - can't remember, maybe both) and I bought the fee at the same time, effectively canceling out the LH.
