This way you get the money you want and the back end is a bonus if it happens and it not you don't care.It's when the developers get the land owners to buy deep into a project where you have all your eggs in one basket for one payoff where things go south.

My opinion is that everybody has to have a place to live, and I'll be happy to take some low hanging fruit that somebody else doesn't want assuming I get good tenants.

It is still too early to tell, but there is the possibility we (as a country) may have learned the "all eggs in one basket" lesson this time around.

I guess what I'm saying is just like the saying : don't put all your eggs in one basket.
