Ideas for marketing vacant land

I'm looking for some good ideas about how to market a large, family-owned parcel in an already platted subdivision in Arizona. The investment was made long ago, so we can sell at a discount (relative to some other recent sales), but don't want to give it away. Any suggestions appreciated!

Believe it or not you may be best served by an agent in the area. If there is an agent that specializes in vacant land/ranch property, they may already have your buyers. I'm not a fan of agents for most sales, but I have found that those that focus on land usually have their ear to the ground. They know who is land banking, who is needs an exchange property, and who the players are that will eventually build. Just a thought.

Ideas for marketing it yourself. 1) Name the property/properties. Seriously. Rancho/Rancheria Whatever, Vista Whatever. You get the idea. 2) The much resisted and resented, but necessary, website. Get pictures, plat maps, and all the pertinent development info onto a website. The url would be the fabulous name you selected for the main parcel. 3) Can you carry back any of the purchase price? If so, decide how much you need to get out now and how much you can carry. IMO, terms is what sells land. Have fun!
