I'm not nearly as seasoned as a lot of guys you'll meet on BP, but I was in outside sales covering AZ border to border for nearly 20 years and would happily share any local knowledge I have.  

So properties that are in poor shape, tall grass, bordered up in a great neighborhood that have the comps to back up the ARV.

This area borders Johnson County, the richest and most affluent county in all of Kansas. 81st in medium income in the entire USA.

I'm very interested in NH as they no state income tax and no sales tax but Bellows Falls is right near the border.

I have been hosting a meetup in Marquette MI every third Tuesday of the month at 6 pm at the Washington St Border Grill. 

We are bordered by a Texas Wildlife Reserve to the north and a Homestead Ranch to our east.

There are a few of us just over the FL border in Pensacola.

As far as my investments go I see myself investing in my general area of PA, which is the southeastern portion generally consisting of the suburbs surrounding Philadelphia OR in the northern part of Delaware, since I live so close to the border between the two states.I guess the market and my criteria will dictate where my investments are made!
