As absurd as this sounds, I have been thinking about how it would work in my local market (Loveland, CO). 

Yes, I suggest bowing out as next to that absurd 6 points of the Tax Free Home Equity handed over like it's Monopoly money by "asleep at the wheel" consumers in so called "earned" real estate commissions, Title Insurance is something that consumers are waking up and realizing, they no longer have to lay down and except the costs anymore!

I'd talk to them and attorney ASAP, once you figure out what they are all liable for and what all they falsely or inappropriately documented.

Admittedly I'm a bit jaded from seeing a lot of false or arbitrary data (IE using "headaches" as a metric) about the Cleveland market and wanted to throw my two cents into the conversation.

The one thing to be careful about is renting out a VA purchased home that was purchased under false pretenses.
