Tenant Trashed the property in Ocala managed by Resolute (Clear) property management

Posted

I own a property in Ocala that was managed by Resolute property management now known as Clear property management for the past 2 years. Rent was paid on time and didn't have any issues. However when tenant vacated in Sep 2023 the house had various damages and was basically trashed. Clear PM tried to down play the situation by giving me a repair estimate of 4.5k, but my personal contractor found many more damages cause by the tenant and gave an estimate of 9K. I have spent 10k in total in repairs so far to make the house rent ready.

Digging deeper, I found Clear property management has not performed any inspection in the last year nor has informed me about the condition of the house. Also, the tenant didn't have a job and didn't provide any financial document to prove the income. Clear property management has done a poor job of screening tenants, they only told me they have done back ground and credit check. This is a huge learning for me. Clear property management said they have a placed collection on the tenant and thats the best they can do. They said they will not file a leal case on tenant as it is expensive and denied to take any responsibility. Both the tenant and Clear property management are clearly responsible for the situation. How can I go about taking action on them ? any suggestion appreciated.

@Karthik Kumaresan either you're not sharing the full story or your overreacting.

Contradiction: you state tenant paid rent on time for around 2 years. but PMC did a poor job of screening tenant?
-- What do you have to back your statement up?

Would have to see the $4.5k estimate versus your personal contractor's.
-- There's a BIG difference between RentReady repair quality and Owner-Occupied repair quality. You're unlikely to make a profit as a landlord performing the latter.

What does your management contract state about the PMC's responsibilities for inspections?
-- Not uncommon that this isn't covered.

Most PMC's do NOT provide collection services, those that do charge for that service.
-- Again, what does your management contract state about this?

Have no idea who's right & wrong here, but if you're going to speak negatively about someone, you should share better facts.
