I would say to learn as much as you can, and then be persistent, it's a tough market to find a deal in right now no matter where you look.Alternatively, I have heard others suggest simply waiting a few years for a market correction, and then invest at that time.

However, I am motivated, persistent (especially when I find something I really want such as the financial freedom afforded by REI), and I can handle stress relatively well.I've started building up my knowledge by reading books and watching videos.

I firmly believe that it takes passion, patience and most of all persistence (as I learned from this project) to make these kinds of projects succeed.

Point being, if you find a house you really want, sometimes if you are persistent, you might get the house you really want.

Also with action always be persistent towards the vision and end goal.

I have had some bumps along the way, but finally got my 10 properties performingNow in saying this it wont work if your tenants don't pay, infact you will go backwards very quicklyWhichever way you paint it .....if you are looking at higher cashflow you are also looking at higher risk due to demographicsIts not all bad .... we are now seeing prices rising, but its a matter of persistence and working on getting the right team on the groundAll the best to all, and happy investing
