In the past there were basic restrictions on how harsh of restrictions that cities can put on property owners and mom and pop landlords.  

That way if you get roommate drama and one tenant moves out you do not have to tract them down, the remaining 3 are still responsible for the 1300. 

Please be as harsh as possible.

(LOL)Seriously though, with the market so low right now, one can buy a pretty nice home without having to deal with associations and their drama.

Honestly, if you can't figure out how to come up with $1000 and aren't confident enough in being able to wholesale a deal where you're willing to sell stuff to get the $1000, you're probably not ready to start doing deals.I don't mean to sound harsh, but if $1000 is the only thing that's been standing between you and this business for the past 12 months, it doesn't sound like you have your priorities in line.

Drama city.....Little confused on the whole situation but...... whomever is on the lease has a contract with the landlord, and that contract dictates who has any rights to even be living in the unit.

 I tried for years to find a reasonable handyman that was reliable and consistent with this pricing and did not have drama in his life.
