*need advice* Downtown Atlanta townhome
Hey All,
As of now I am a renter in Atl and looking to purchase a property
Came across a townhome in the middle of downtown ATL that Id be possibly interested in for myself (not necesarrily long term though) but its a Very nice townhome 2/2 w/2 car garage and spacious $115000.
Around the town home isnt the greatest area(What I am most skeptical about), but thats all of DT Atl unfortunatly,and the complex seems to have good security.
Complex is also in very close proximity to many of the colleges(Georgia Tech, Georgia State Ect). avg rents around $1200 for the area
I would eventually like to get into real estate investing and use my first property as a "buy and hold" for cash flow. Interested in your thoughts on purchasing the townhome, living in it for a few years, then renting it out which i dont think would be very difficult considering the loacation in the city and proximity of schools.
And what are you thoughts on purchasing townhomes/condos to "Rent out" later?

Various people on this site will NOT purchase:
A Condo
A Townhouse
Anything with less than 3 Bedrooms.
Purchase price of $115K, rent around $1200.
That is less than 1% a month.

I don't know the area, but personally, I would wait for a better deal.
Don't ever fall in love with a property, it is just an object.
