I paid for the replacements out of my own pocket.It was just two people (a guy and a girl).

After we got that one under our belt and rented my brother grabbed more money from his annuity at work and bought another house close by, keep in mind he was the bread winner from his house with one kid in college and twin girls going to college the following year so he was on edge for about 5 months but we fixed the house up and got a cash buy out mortgage against the second house and paid it back and was still making a great profit.

(where they've paid the rent late about 75% of the time.)Anyway, whether it's an unmarried couple or two girls or two guys or whatever arrangement, I have found those situations to be more risky as far as people leaving and letting the remaining person unable to fund the rent.

My wife said “this college girl is going to be trouble”.

I have a question we are in the process of a tenant being evicted and is with a girl that he bought in and now is a problem,  she's trying to collect from COVID-19 relief program and is sending messages that we are messing with their livelihood?

Three girls out of college who share a nice apartment are more likely to go for one bedroom units, even if they are a notch down. 

I too arrive almost 2 hrs later now and the girls always jokingly ask me "you don't want to here Phil's pitch again?"

We have 16 (17 next month) old boy/girl twins.  

Being new parents to a beautiful baby girl, Kat and I are much more focused on providing security for our daughter and the best life possible for her.  

It's like marrying that girl who you thought was going to change, just to find out she is never going to change.
