I think RDPD has a way of denigrating work as if it's not meaningful if you're not raking in millions of dollars.

Clearly the market is softening, but I don't think we will see meaningful national price decreases 2023.

You cannot combine disparate tenant pools into a single group and produce any meaningful information.

You only have so much time, so figure out what will be most meaningful for you.

My original post was intended to spark a conversation where we might learn WHY RE investors choose flipping over B&H when it is clear there are higher risks.

These deals have much better potential for meaningful ROI.

And then once I’ve got perhaps 500k ‘ish, transitioning to a more conservative/passive investment model which will let me take my foot off the gas and enjoy life on my terms.Right now my favorite option is saving up and being very frugal for a couple years, trying to put back 50k, and then beginning to invest that as an equity investor multiple times per year until I reach a certain point at which I can meaningfully invest in a more passive strategy like notes, or something like that.
