I know that real estate investing is not a get rich quick scheme, but I feel that I am stuck where I am.

I gave the seller a few gems to share with the law office and they agreed to let the deal go for a payment of $500.00 "I can't believe I was ever intimidated by a Lawyer".I know see how the loan modification scheme the banks gave home owners will be a huge landslide of new business for us investors.  

What's a few hundred dollars in travel cost in the grand scheme of things...

Most of these are schemes that primarily benefit the landlord and property owner, not the tenant who is thinking of himself as a "buyer" in his head.

I have had problems with contractors also...specifically, when I had a reputable plumbing company do some work in my home and a defective pipe fitting failed...the contractor that I hired to do the reframing and remodeling tried to get me to join him in a scheme to scam the plumbing company out of money during the water damage repairs.    

Are you finding good cash flow properties...and I understand it is relative to down payment but I mean without putting more than 20-25% Taj:Your opinion is very much coloured by your local geography.  

In the grand scheme of renovations, those are all small things to fix and update.

It sounds like a bit of a pyramid scheme, am I interpreting that correctly? 

I mean if you look at the grand scheme of things bud when you're 40 or 50 and you look back will a few months or a year be detrimental to your overall success?
