A 400,000 house with 20% down may have a 2500-3000 monthly payment and holding costs, I am not familiar with the rents in Chula Vista, but out here in the San Gabriel valley it has to be a really nice house to rent for that much.Check your numbers and have the BP community double check yours, I recently found something that I was on the fence and decided to write about on BP.

Most valuable lessons learned here since I've joined:-zero tolerance for late rent- getting in to properties for regular inspection (recently found 3 inadequate and/or clogged AC filters-Getting all of our properties up to fair market value-I am looking to embrace a regular HVAC maintainance contractor (between all of our rentals and personal properties we have 13 HVACs so this will represent a large yearly expense (yes I know it prevents potential major repairs later but I have engineering experience and have watched these guys come out to "maintain" the units and rarely do they clean any inside and never outside coils) and it seems like they essentially check the freon charge and change filters.

I'll admit, I'm still not too confident I'm accounting for all expenses correctly, and even recently found a Triplex near my parents that came back with a whopping 55% Cash on Cash ROI, so the skeptic in me for that particular property is strong.

And for the most part I've just been trying to contact the owners or trustees of the (possible)properties but usually they have conveniently  posted the email addresses of these plaintiff attorneys which would be an easy and cheap alternative or supplement to reaching out to the owners/heirs.
