We've cut our teeth on the NPN's since 2008 and the returns have been great for us, but it's also added some workload as well, but its also nice with a chunk coming in regularly that are now performing monthly.As far as the comment on guru's telling new wanna be note investors to mail out mailers to track down new owner financed notes, I couldn't agree with you more!

So the fact that they "discarded" them has zero impact whatsoever on each note's individual potential.Second and very important, when they analyze those big pools the notes are only numbers in a spread sheet.

You can skip the Deals on Wheels book, it's along predatory dealing and financing, once allowed but now such is really something to avoid as the federal laws have teeth now.As Michael mentioned, you're dealing in chattel liens with personal property unless the home has been converted to RE, not in your case if your homes are in parks.

@Russell Brazil @Wayne Brooks  I cut my teeth selling land in my early years.. as an 18 YO agent I was too impatient to work with buyers that needed to use a bank LOL appraisals inspections etc etc.AS such I only sold land and I doubled ended everything I sold.. if its rural land and it sounds like it,  the buyer not finding it is very common.. a lot of my listings were up in the national forest north of SF ..

If you have even a small hole you missed behind a wall somewhere, a gap around a pipe or electrical stub a mouse hole or any cavity whatsoever the sound is gonna come right through that spot and all your efforts will be mostly futile.
