I used to be like a religious zealot wearing a sandwich board, standing on a street corner shouting to passers by that RE investing is the greatest thing in the world and why isn't everyone doing this? 

@Steve Allen apologies for dragging you back to this thread so late, but I was interested in your reasoning of why you think the Boise area marketplace with change in 18 months (17 now I suppose).Is this based solely on the belief that a economic recession is coming soon or are their other factors in play?

Understand that your friends and family are projecting their beliefs about college and success because they have been conditioned to believe that.The irony of "college degrees will = success" is that if you simply didn't go to college you would already have a higher net worth than the majority of these "smart graduates" (negative net worth thanks to student loans).I got a degree from a decent school and not much of that education has been helpful with being a real estate agent.

I appreciate that they are supposedly so thorough with their certifications that an investor doesn't need to verify everything, but any real estate investor who gets into the belief that they should just trust other people is setting themselves up for extremely high risk in my opinion.

Had been sitting on the sidelines so long but finally after discovering BP I learned the lingo, started listening religiously and boom, within a year I have my first deal.

I watch the MLS religiously here, so this never was posted for sale, or as a short previously.Is there anything I can do now to get a short sale approved before the foreclosure?

Accepted practice is not what you read in forums posted by 200 folks, such posts are often unethical and unfair dealings or can be, accepted practice is more to practices that a judge would determine acceptable, what regulators consider acceptable or law enforcement, it's not your opinion based on how one was raised or personal views or religious convictions.Ethics is very much part of the foundation for any successful business, it's an area many never study or consider as they often think they know or that by doing things others do will keep them within acceptable limits.

I just finished reading the BiggerPockets "Getting Started" Page (http://www.biggerpockets.com/starthere) and the first two "Core Beliefs" had me convinced I'm doing it right this time now. 1) Real Estate Education Should Be Pitch Free "There is a time and a place for making money off information - but BiggerPockets is not that place and today is not that time.
