Inch of grants and perks for first time home buyers in NJ I was wondering if anyone had any info regarding these and are there any other potential investors in the area to bounce ideas off of?

That's almost double what I am paying.Do you know any local realtors that you can bounce things off of?

Not to be a downer or anything, but I've read about some people inheriting "staged tenants" who bounce and/or stop paying rent as soon as you close.  

I made so many dumb mistakes with that 2008 deal.After hearing Brandon Turner's story of his failed rehab property and how he bounced back from that to build a successful real estate portfolio really gave me hope.

It's pretty easy.. just make sure you understand the benefits of each type, I'm surprised people pay others for it.I think it will work out fine either way, I just wanted to bounce my ideas off others.Thanks for the detailed response!
