Their review of their agent is typically very binary (great or horrible) and much of their review of the agent is really a review of the process and their perception of a full-value property sale or not.Once I identify the professionals that have some connection with RE, I ask them a simple question: "I need an experienced, full-time agent who typically deals with homes in the $???

But it truly is more perception than reality. 

In my eyes everyone wins, even society as a whole.

It may be difficult for you or anyone to see the perceptions of others as you know what you might do, but others can't be assured of that.

Again, the front of the building seemed to be in good shape and had to maintain a certain look due to the historical society but nothing in that building due to the layout seemed to scream I want to be here for a long time.

The schools aren't really bad, it's just a perception issue.  

I'd think that there might be the false perception of something being not legal (like some people think that taking a property sub-to is illegal) than there actually being anything illegal in the course.

They strong arm as it's all about the dollar.For residential homebuyers and sellers a REALTOR might have a perception of greater value to them because of ethics.

Most exterior remodel work needs to be approved through the historic society so you have more hoops to jump through.
