If you call and threaten to back out then maybe they will try to lock it in.  

Be firm with them like you would with your kids and never threaten anything you aren’t willing to follow through with.

@Ryan Copeland Don’t let this scare you, it’s a tactic often threatens by crappy contractors (I have filed Legitimate liens as a contractor).  1) there are penalties for filing fraudulent liens2) you could get his lien squashed with one court hearing, assuming it is not legit3) in almost every state there is a mechanism for get the lien “bonded off”, or removed from the property, while you get it quashed or just let it lie since they usually never file the suit to enforce it and liens expire, typically in a year, if the contractor doesn’t file suit to enforce it.

Send them the bill for the damages and if they don't pay, then threaten to sue them.

But anyway, If this dude even threatens to put a lien on the property you could provide proof how he went out of his contract by extending time and he willingly walked off the job.

Now she is threatening a lawyer.The owner was nice enough to offer a credit of rent during the days the fan is blowing and the tile work is being done.  ($25/day)I actually had this happen to me - 10x worse, 3x in one year, at an apartment and they did NOT prorate rent or offer to pay increased electric costs. 

I record every conversation  in my office, on my phone and I store every recording on an external hard drive in case some clown sues me.I currently have a freak applicant who calls and threatens to sue me almost every day.
