The property appreciation is not as robust (pretty much non-existent) but there are much better opportunities for 30+% cash flow returns even with conservative estimates. 

I am excited by some of the resumes I got and I will interview them next week.The NOT So GoodUnfortunately, our closing on Zion was delayed.

I will do the following:Create a more consistent pipeline of deals through a focused and consistent marketing campaign.Develop a robust online presence.Implement more effective tools and systems to leverage my resources.Develop a mentor relationship with a newbie investor.Develop a detailed business plan. 

I would encourage you to drive through the downtowns of Greensboro and Winston Salem and see the development that's going on - not as robust as its two neighbors but still transformative.

The European economy may not be robust right now, but will become better and more attractive to investors (lenders) than the U.S. in the near future.

I might have caught a break though as citi (as I understand it) just anounced they will be holding off foreclosures over the holidays resuming again the 17th of January.I think I might have the time to pull it off.
