Interested in the perspective of both LPs and GPs in syndications.

I have been trying to get my wholesaling business off the ground for awhile now and relize its because i have no direction, no "GPS" if you will.So im thinking of a mission statement please let me know what you think"I Buy Discounted Real Estate and Sell at Wholesale Prices"should i throw in there "For Profit?"

Act like a human being and treat them like a human being and you might just find a deal.I think everyone else has it down when they say to find out what their problem is and genuinely try to help solve it. 

We hope to build this skill set of finding great discounted deals while providing timely, efficient, and genuine value to those we work with.

What I would do is just start a genuine conversation with him, say that you're interested in real estate investing, ask him a couple of questions, maybe ask how long he has been in the game?

I am a newbie to the REI world and genuinely loving the content on biggerpockets.

What will happen is that cap rates will increase, so more deals will work, then cap rates will decrease again as the properties begin to stabilize, then the profits for GPs and LPs alike will be fantastic.Honestly I don't think preferred returns will change much unless an individual syndicator is desperate (and I would personally never give a desperate person my money).
