I'm sure there are lots more, but I just avoid the Seattle proper area. the 4 cities that i invest in have the following:City A - rental inspection every year, $105 per rental annual, i have 13 there, so over 1k in just fees, not including the cost it takes to have someone there during the inspection + scheduling timeCity B - inspection every 3 yrs, $180 each time/housecity C - every 3 yrs, $200 each timeeven if i pass one year, they seem to find stuff the next year even though nothing has changed and the same tenant lives there.they also want the name of the tenant, but i always leave it blank

Check out the apartment podcasts on BP, Jake and Gino, Michael Blank and Old Capital Lending.At a minimum, you are going to want to run the financials through some type of deal analyzer, whether the calculator here on BP, one from the internet, your own spreadsheet or a purchased package.You will also want to research the market to determine the market cap ranges by class.
